The KSD Group was retained to provide project management of a 102,000 square foot automobile dealership including showroom, parts store, sales tower, administration offices, cafeteria, three service shop buildings, and 11-acre site development.
KSD was engaged by the owner at the time when the owner’s previously selected contractor had brought the project in at $500,000 over budget. This overrun caused the project lender to withdraw his commitment for construction financing.
KSD interviewed prospective builders and selected Vanderson Construction with which to negotiate the contract on a fasttrack basis. Within three weeks, new bids were brought in that reduced the project overrun by $400,000 without sacrificing
design quality or desired finishes.
Time was running out on a permanent financing commitment from Ford Motor Credit Company, which necessitated negotiating the construction contract with an aggressive 175-working-day construction schedule linked to a $5,000-per-day
liquidated damages clause.
KSD directed all construction management activities and expedited the work such that the project was completed seven days
ahead of schedule and $74,000 under the contract price of $4.5 million. This savings was refunded to the owner. Upon
completion of the building facilities, KSD was further engaged to expand the parking facilities onto an adjacent three-acre lot,
which was completed on schedule and $13,000 under budget. In all, KSD reduced the project overrun by $487,000 without
sacrificing square footage or completion schedule.
Fremont Ford was honored by Ford Motor Company at the National Automobile Dealership Association Convention in January
1989 as “State of the Art” in Ford Dealerships for the 1990’s.
